When the owners of 32 Churchfields bought their four-bedroom detached house in 1994 they were one of the first families into the then new development of 76 homes built by Galway-based O’Malley Construction who did Wyckham Point in nearby Dundrum.

The redbrick houses were built on an eight-acre site that back then cost £2 million, about €2.5millon in today’s money.

Twenty-one years later one property, a detached, two-storey house with off-street parking for two cars, is asking €995,000.

The house is owned by Gwen Adams, an interior designer who lectures on the subject in Ballsbridge College.

The house has some lovely touches like the Biance Devita stained glass panels in the front door and a charming, wood-burning stove warms the conservatory to the rear which overlooks a small but flourishing back garden.

Measuring 180sq m (1,937sq ft) she converted the garage into a small den and extended the kitchen to include a utility room. There is a formal sitting room to the front, which faces south and at the back a dining room, which leads through to both kitchen and conservatory.

The house has four bedrooms, three doubles and a single. The main bedroom has a shower en suite with a walk-through wardrobe between it and the sleeping quarters.

The attic has been converted and comprises two light filled attic rooms.

Mature

Churchfields is a lovely mature estate with a big landscaped central green area.

The estate is just off Dundrum Road, with access also onto Milltown Bridge Road, and is within walking distance of numerous schools and is on bus routes. The Milltown Luas stop is an eight-minute walk.

Around the corner on Dundrum Road, Richmond Close is a small development of six new A3-rated homes coming to market in a couple of weeks. Measuring about 174sq m (1,875sq ft) the asking prices are expected to start from about €850,000.

32 Churchfields is asking €995,000 through agents Owen Reilly. Agents Sherry Fitzgerald recently went sale agreed on a smaller house in Churchfields, also four-bedroom and wiht 118sq m, which had been asking €695,000.
