April is always a busy month in the Dublin residential market and our transactional data confirms it is still a seller’s market in most areas of Dublin underpinned by low supply and strong demand from owner occupiers and investors.
Our average selling price was €584,639/€640 per sq. ft. Average selling prices were 5% over asking prices, compared to + 3.8% in March. However 39% of our listings were agreed above asking, compared to 55% in March. So accurate pricing is key given more properties are selling below asking.
In the rental market, our average monthly rental value was €2,437 per month and 88% of our tenants were working in the technology sector.
